1. Agreement

By using carriagehouseapartmentsny.com or brookmanorapartmentsny.com you agree to these terms. If you do not
agree with them, please do not use the sites.

2. Who may use the site

You must be 18 or older to submit a rental application, a tour request or a waitlist entry. Everything you
submit must be true and must be about you, or about someone who has asked you to submit on their behalf.

3. Accuracy of information

We work to keep these sites accurate, but rental housing moves faster than a website. In particular:

• Square footage is approximate and varies unit to unit within the same plan.
• Availability changes daily. A plan shown on the site may not be available today.
• Rents are quoted by phone and change with availability, lease term and season. We do not
  publish them here precisely because a published number goes stale.
• Photographs and floor plans are representative. Finishes, views and layouts vary between
  apartments of the same plan. Always see the actual apartment you would be renting.
• Amenities may change. Services provided by third parties, such as laundry and EV
  charging, may change or be interrupted.

Call us for what is true today.

4. No offer, no lease

Nothing on these sites is an offer to lease, a reservation, or a contract of any kind. No apartment is held
for you, and no tenancy is created, until a written lease is signed by both you and the landlord. Submitting an
application does not create a tenancy. Paying the application fee does not hold an apartment.

5. Submitting an application

When you submit a rental application through this site you confirm that your answers are true and complete,
and you authorise the screening described in our Privacy Policy. A false
statement on an application is grounds for rejecting it, or for terminating a lease later signed on the
strength of it.

6. Acceptable use

Please do not:

• Submit false, misleading or fraudulent information.
• Apply on behalf of someone else without their permission.
• Attempt to gain unauthorised access to any part of the site or its systems.
• Scrape, crawl or harvest content, or copy the site’s content for a competing purpose.
• Upload anything containing malware, or use the forms to transmit unsolicited commercial messages.
• Interfere with the site’s operation or with anyone else’s use of it.

7. Our content

The text, photographs, floor plans, layout and design of these sites belong to us or to our licensors. You
may look at them, print them, and share links to them for your own personal, non-commercial purpose. You may
not republish them, use them in listings or advertising, or use our names or marks without written permission.

8. Links and third-party services

These sites link to services we do not control — the PropertyWare resident portal, the CSC GO laundry app,
the app that bills EV charging, mapping services and the app stores. Those services have their own terms and
privacy policies, and we are not responsible for them. A link is not an endorsement.

9. Accessibility

We want these sites to work for everyone. If any part of them is difficult for you to use, tell us and we

10. Fair housing

State Human Rights Law. We do not discriminate on the basis of race, color, religion, sex, national origin,
disability, familial status, age, marital status, military status, sexual orientation, gender identity, lawful
source of income, or any other protected characteristic.

11. Disclaimers

The sites are provided “as is” and “as available”. We do not warrant that they will be uninterrupted,
error-free, or free of harmful components, and we disclaim implied warranties of merchantability, fitness for a
particular purpose and non-infringement to the fullest extent the law allows.

12. Limitation of liability

To the fullest extent permitted by law, we are not liable for indirect, incidental, special or consequential
damages arising from your use of these sites. Nothing in these terms limits any liability that cannot lawfully
be limited, and nothing here affects your rights as a tenant or applicant under New York law.

13. Governing law

These terms are governed by the laws of the State of New York. Any dispute arising from them belongs in the
state or federal courts serving Onondaga County, New York.

14. Changes

We may update these terms. The effective date at the top of the page shows when they last changed, and
continued use of the sites after a change means you accept the updated terms.
